Most property purchasers now insist on getting a pre-purchase building inspection before they commit to buying a property. Pre-purchase building inspections are visual inspections of the accessible areas of a property.
Under the Australian Standard there are two parts, Appendix A and then the Full Australian Standard AS4349.1-2007.
In Appendix A the inspection involves visually checking the structural components of the property (foundations, floors, sub-floor space, internal and external walls internal/ external roof and ceiling frame). This is called a basic structural inspection and this in most cases meets the structural requirements specified in the real estate offer and acceptance contract.
A Full Australian Standard Inspection includes all the elements in the basic inspection plus many non-structural elements such as wall and ceiling linings, windows, doors and frames, kitchen, bathroom and laundry cabinetry, tiling, basic plumbing such as sinks/taps, showers, baths and toilets, roof covering, flashings, gutters and downpipes, patios, pergola & balconies, paving, perimeter and pool fencing, retaining walls and outbuildings.
Checking Smoke Alarms and RCD’s for compliance are included in both levels of inspections but no other electrical components.
On many occasions, purchasers request electrical components of the property to be inspected. At InspectionSmith we call this the Standard Plus Inspection.
