Pre purchase building inspections enables you to make an informed and confident decision on your property purchase based on the physical state of the property.

InspectionSmith have three main Pre purchase building inspections as well as a Timber pest inspection.
- Pre Purchase Basic Structural Inspection (Appendix A of AS 4349.1-2007, Structural elements only).
- Pre Purchase Standard Structural Inspection (AS 4349.1-2007).
- Pre Purchase Standard Plus Structural Inspection (AS 4349.1-2007 and electrical good working order).
- Pre Purchase Timber Pest Inspection (AS 4349.3-2010)

Safety Barrier inspections are in accordance with AS 1926.1 Fencing for Swimming Pools.

The exterior of the building (Garage doors)
The roof (Roof covering, Skylights, Vents, Valleys, Guttering, Downpipes, Eaves)
The property within 30 m of the building subject to inspection. (Sheds/Garages, Retaining Walls, Paths & Driveway, Steps, Fencing, Pool fencing, Surface Water).
Kitchen (Hot Plates, Ovens, Range hood)
Bathrooms (exhaust fans, heaters)
Climate Control (Air conditioners & Air Conditioner ducting)
The exterior of the building. (Garage doors openers, Hot water system, exterior power points and lights)
The property within 30 m of the building subject to inspection (Power points, lights of external structures)
The interior of the building (Internal and external wall structures, Cabinetry, Skirtings and Architraves & any other timber work)
The roof space (Roof and ceiling structures)
The exterior of the building (Balconies, stairs, patios, Grading & Drainage and excessive moisture)
The property within 30m of the building (Sheds/Garages, Exterior structures, Fencing, Surface Water, garden timbers and Vegetation).
Note: A $50 discount applies when booking a combined pre purchase building and timber pest inspection, an ideal combination for full peace of mind
